Advocate accountability
Every report carries the name, Bar Council enrolment number and signature of an enrolled advocate. Liability sits with a person who can be looked up on a public roll, not with a platform.
Source of record
We name each register searched and the date of the search: Index II at the Sub-Registrar, the 7/12 and its mutation register in the revenue record, the Property Card or CTS record in city survey areas, and eCourts for litigation.
Scope and limitations
The report states what the search covers and what it cannot, in the report and not in a footer. A search reports the record as it stood on a stated date; it cannot report what is not in the record.
Data protection
Personal data is processed under the Digital Personal Data Protection Act, 2023. Data is hosted in India, encrypted in transit and at rest, and retained for a stated period. You can ask us to delete an enquiry before it becomes an account.
Second review before signature
Every report is read by a second reviewer before it goes to the advocate for signature. We call that a second review rather than an audit, because no third party performs it.
Access is granted, never claimed
There is no self-service door. Accounts are opened by us after a call, which is where we establish who the organisation is and who inside it may order searches.
Professional indemnity cover will be described here, naming the insurer and the cover, on the day it is in place. Until then this page says nothing about it, because a placeholder on a page a vendor-risk team reads is worse than a gap.

The questions, in your words.
What exactly does the advocate certify?
That the searches described in the report were carried out, on the dates stated, against the records named; and their findings on the chain of title, encumbrances and litigation as those records show them. The advocate does not certify that the title is clear in the abstract, and no honest report would.
Which records do you search, and how far back?
Index II at the Sub-Registrar, the 7/12 extract and its mutation register in the revenue record, the Property Card or CTS record where the property is inside city survey limits, and eCourts for litigation. The chain of title runs 30 years, which is the period a lender ordinarily requires.
Who is liable if the report misses an encumbrance?
The report is signed by an enrolled advocate whose name and Bar Council enrolment number appear on it, and liability follows that signature under the terms of engagement. That is the reason we do not ship an unsigned, machine-generated document.
Can this report be used in a loan file?
It is written for one. The structure follows what credit and legal teams expect, the documents relied upon are listed with search dates, and the certificate page carries the advocate’s signature. Whether your credit policy accepts it is a decision for your bank, and we will send a sample to your legal team before you commit.

How do you verify who is asking for a search?

What happens if the search finds a defect?
The report states the defect, cites the document it appears in, and the advocate sets out its effect on marketability. A report that finds a problem is a report that did its job; we do not price or present it as a failure.
